Citadel Building Incubator Renovation

Smith Hafeli is leading the renovation of a 109-year-old, five-story historic structure in downtown Marion, Illinois. The project involves extensive structural and interior upgrades while preserving the building’s historic character. Scope includes the addition of a new exterior steel staircase, masonry tuckpointing, and new aluminum storefront entrances. A key component of the project is the modernization of the original elevator and installation of a full-building fire suppression system. The existing rooftop penthouse will be demolished, and the roof replaced. The top three floors will undergo complete renovation, including new metal stud and gypsum partitions, updated flooring, ceilings, casework, plumbing fixtures, energy-efficient lighting, electrical upgrades, a new HVAC system, and wood doors with hollow metal frames and updated hardware. All finishes will be brought up to modern standards while respecting the building’s historic integrity.
